Choosing the Right Landlord

One of the most important factors to consider when selecting a home to lease is the ability of your landlord to provide you with prompt, professional residential services. CWP Property Management, Inc. has been the standard of excellence in residential property management since 1967.

  • There is a 24-hour rent drop for your convenience.
  • For emergencies, a CWP maintenance director is on call 24 hours a day, 7 days a week.

Finding a Place to Rent and The Application Process

CWP has over 100 properties to select from ranging from cottages, houses, apartments, townhouses, condominiums, duplexes, tri-plexes and four-plexes to choose from.
There are 3 different ways to browser vacant units:

  1. Right here on our website. You can view pictures and details, including rent and amenities such as laundry facilities, parking etc at each listing.
  2. Stop by our office. Even if we’re closed, there is always a rental listing in a box at the front door.
  3. Call our 24-hour information hotline.

Occupancy Limits*

Studio Maximum 2 persons   (may be 1 person if square footage is limited)
1 Bedroom Maximum 3 persons
2 Bedrooms Maximum 5 persons
3 Bedrooms Maximum 6 persons

*Management reserves the right to increase or reduce the number of persons if size of unit warrants.


Viewing Potential Units

If there is an on-site manager, call the manager to arrange a viewing. Otherwise come to the CWP office to pick up a key. You will need a valid picture ID and a $20 key deposit. When you return the key, your $20 will be returned. Please note, the latest you can check-out a key is 4:00 on weekdays and 2:00 on Saturday.


Applying For The Unit

There is a $25.00 application fee per adult applicant. This fee is non-refundable.

Minimum Requirements:
  • Gross monthly income must be at least 2.5 times the rent.
  • Positive rental history
  • Positive credit history
  • Verifiable income
  • Co-signers can be used for people that have not yet established credit or rental history. Sorry, co-signers are not accepted if the applicant has negative credit or insufficient income.
  • Social security number or ITIN
Co-signer Requirements:
  • Live and own property in Alameda County
  • Positive credit history
With your application, you will also need to submit:
  • Valid picture identification (ie drivers lic)
  • Social security card or ITIN
  • Copies of your 2 most recent pay stubs or source of income

The application process normally has a turn around time of 72 hours. An application received on Saturday may not be started until Monday. However, the turn around time depends on when employers and current/prior landlords return our phone calls and verification forms.

Upon approval, the property will only be held for 24 hours from acceptance. The full Security Deposit must be received within 24 hours of approval and must be paid by money order or cashier check.  If the deposit is not received within 24 hours, the property is subject to accepting other applications. One full month’s rent paid by money order or cashier check is required upon signing of the rental agreement by all parties.  The second month will be pro-rated based on your move-in date.

Once the unit is secured with your deposit, you must take occupancy and become rent responsible for the property within two-weeks.
