How do you handle my money?
Cash flow reports are mailed out monthly so that you are informed of all transactions. Rent distributions are deposited directly into a bank account of your choice, or a check can be mailed to your home or business.

How is the care and maintenance of my property handled?
CWP normally schedules an annual inspection of the property, but can arrange for more frequent inspections as requested. To make necessary repairs to the unit, you may choose to use a licensed contractor or use one of CWP¹s experienced vendors. CWP can establish a maintenance budget when it comes to large and expensive repairs to your property.

How long will my property be vacant?
It can depend on the time of year, the economy's outlook, and the location and condition of your property. CWP puts an extensive effort into filling vacancies. Marketing is done through the Internet, free rental listings, signs and advertising in local and out of area newspapers. We also use outside resources, such as libraries and colleges.

What is CWP's screening process for applicants?
Applicants must meet three minimum requirements: 1) Established, positive credit and rental history; 2) Must have stable and verifiable income and 3) The monthly gross income of applicant or applicants must be at least 2.5 times that of the rent. Credit and eviction records are thoroughly checked as well as verification of previous and current employers and landlords.

What will your services cost me?
Full Management Services range between 5%-10% of the rental income, depending on the size and location of the property. There is also a Tenant Locator charge of 40% of one month's rent plus advertising expenses, each time a new resident is placed in the property.
Rental Only Service (Tenant Locator) is 50% of one month's rent plus advertising expenses.
