At CWP Property Management, Inc., we are full time professionals, committed to helping investors realize the maximum return on their investments. CWP Property Management, Inc., has been providing complete professional real estate management services since 1967. We custom tailor management programs to suit the needs of each individual property and its owner. The following services are part of our management package:
Full Management
Rent Collection — Our rental collection program is set up to insure that all rent payments are made on time. We aggressively pursue delinquent accounts to minimize possible losses.
Filling Vacancies — When a vacancy occurs, we arrange for and supervise the entire process to ready the unit for rental. We market the property and thoroughly screen all applicants. Our screening includes running a credit check, eviction report, employment verification, and rental history verification.
Inspection — All properties are inspected annually or as needed. Problems are corrected at an early stage, thus reducing costs and expenses. Our Move-In, Pre-Move-Out and Move-Out inspections also help keep the owner¹s operating costs down.
Rent Review — Because of our daily involvement in the rental market, we keep a constant watch on the economic rents in our area. We periodically review and make recommendations regarding the actual rents of the units we manage.
Maintenance & Repairs — Our firm has a complete staff of tradesmen on-call, to handle any problem that may arise. We use preventive maintenance to avoid costly future problems, and assist owners with bids for major repairs.
Accounting — All financial transactions are processed through one of our state regulated, trustee accounts. We provide monthly statements and disbursements as well as annual reports. We can also pay property taxes, mortgage payments, insurance premiums, and other expenses from collected rents.
On-Site Personnel — We provide the hiring of on-site managers and take care of all payroll services. All employees are thoroughly screened as to experience, character and management ability. Through our continuous supervision and training, maintenance and management costs are reduced, thereby improving the profitability of your property.
Rental Only (One Time Lease Service)
If you prefer to handle the day-to-day management of your property yourself but you do not have the time or availability to market and show vacancies on a moment's notice, nor the expertise in choosing a new resident, this is the right program for you. CWP will handle any or all of the following:
- View/show vacant unit(s)
- Market your property (CWP website, internet sites, flyers...)
- Complete a thorough verification/credit screening
- Execute the lease agreement
- Collect the first month's rent and security deposit up-front
- Turn over original documents and funds to you
We then turn the day-to-day management back over to you.
Our fee for this service is 50% of the first full month's rent.
